One of my favorite seller stories was about an individual who called me with a time-sensitive request: they needed their home sold within four weeks!
They were downsizing and preparing to move out of their over 3,800 sq ft home into a rental property. If their property didn’t sell soon, they faced both a mortgage AND a rent payment the following month.
The client realized that they needed a selling strategy that was both strategic and aggressive to meet their timeline, but they also didn’t want to compromise on their desired net profit from the sale. That’s when they called me.
Here is a common misconception that I encounter regularly in new build real estate: That you don’t need a buyer’s agent, or that you’ll get a better deal without one. The reality is, that this is a myth, one that can cause lots of headaches and unnecessary stress.
I immediately arranged a consult to discuss the client’s goals and agree on a listing price. I then created a customized, strategic marketing strategy designed to enhance the property’s competitiveness in the market for an accelerated sale—and at a price beyond the client’s stated goal.
In preparation for the listing going live, we walked through the home discussing how to best neutralize the space for showings and prepare it for a professional photography shoot. I left the client a detailed plan of action for staging using their current furniture and décor and generally preparing the property for sale.
When the listing went live on Thursday of the following week, we immediately received eleven showing requests for Friday. Harnessing the power of social media, I spread the word about Saturday’s open house by posting on local Facebook groups and sharing reels to Instagram, all of which received great views.
Within two hours of Saturday’s open house, over thirty potential buyers came through the door, and we received multiple offers. By Sunday afternoon—after only three days on the market—the client accepted an over asking price offer from a woman who had seen one of the Facebook posts and attended the open house.
By Monday, the property was under contract and in escrow. Ultimately, we closed within three weeks of listing and for an over asking price, exceeding both the client’s original timeline and their stated net profit goal.
