We know you’re anxious to start looking at homes, but without a pre-approval you don’t know how much home you can afford, what types of loans you qualify for and how the lender determines your buying capability. You will also need to show a pre-approval letter when presenting an offer on a home, so this allows you to act fast when you find a home you love!
Set up an in-person meeting, Zoom, or phone call so we can meet and establish your specific game plan. This includes going over your pre-approval, talking about your goals, timelines, home search criteria, deal breakers, must haves; and answer all of your questions!
We are here to help you find your ideal property, utilizing powerful and efficient tools to customize your search. We'll set you up with a personalized home search utilizing our access to the NTREIS, or North Texas Real Estate Information Systems, MLS feed. This database shows all homes currently listed for sale in the Dallas/Fort Worth area and surrounding counties. We will filter homes to send to you based on the criteria discussed at your initial consultation, saving you time by weeding out the properties that don’t your needs. From there, we'll coordinate in person showings based on listings you're interested in that match your criteria
When you find the right home, commercial, or investment property, you should present a competitive offer right away. We will guide you through every step of this process and negotiate terms on your behalf.
When the seller accepts your offer, you “go under contact.” We will get to work on all the particulars, sending you a timeline of dates and deadlines for important items such as submitting your negotiated earnest money deposit into the escrow account, as well as your option fee if necessary. We will keep in constant contact with your lender, who will order the appraisal, and we will schedule your home inspections if need be.
We typically recommend that an option period is negotiated into the terms of the contract, allowing you time to do your due diligence and have a professional inspection of the property performed. For a nominal fee agreed upon by both parties and paid to the seller (typically ranging from $100-$300, depending on how many days you would like your option period to be) you will have a set amount of days (typically 4-7) to conduct inspections and ensure the property is right for you. We will coordinate a date and time to do in-person inspections and meet with them on your behalf. We will also recommend reputable inspectors that we have worked with and trust. Sometimes, if a seller has already provided current inspections, a buyer may waive their inspection period altogether.
Once you are satisfied with any inspections, any requested repairs have been agreed upon by both parties, the appraisal has come in at value, the survey has been approved by the title company, and your lender has given you full loan approval, we are “clear to close!” We will schedule your closing with your escrow officer on your behalf.
We will meet you at the title office at your scheduled closing date and time for signing. Your escrow officer will go over all your closing documents with you, including documents required by your lender. Bring your driver's license and amount due (your lender will let you know beforehand exactly how much is due at closing) to be paid via cashier’s check or wire transfer Your next steps will be into your new home! Sometimes, if a seller has already provided current inspections, a buyer may waive their inspection period altogether.
Title is recorded with the county, and you get the keys to your new home -- It's yours to love. Make sure to notify important contacts, utilities, etc., of your move, and celebrate becoming a homeowner!

YOU DID IT!
One of my favorite clients was a sweet couple looking to purchase their first home. On their list was a new build on a large lot near the wife’s work. Initially, they reached out to the subdivision’s sales rep directly, thinking that they would save money and time. What the couple soon realized was that the builder was there to sell homes; they weren’t going to get a better deal just because an agent’s commission wasn’t on the table. And the lengthy contract filled with legal jargon was overwhelming.
Here is a common misconception that I encounter regularly in new build real estate: That you don’t need a buyer’s agent, or that you’ll get a better deal without one. The reality is, that this is a myth, one that can cause lots of headaches and unnecessary stress.
This couple realized that they needed an advocate, one who could not only negotiate with the builder but who also understood construction and could advise on the new build. That’s when they called me.
After listening to their concerns, going over their wish list, and discussing their long-term goals, we were able to banish the overwhelm by walking through the fine points of the contract and then negotiating with the builder to ensure that they got the best return on their investment.
Normally, the relationship would have ended here, but that’s not the Seven way. Working together, we reviewed floor plan options and discussed finishings and other upgrades to be installed during construction to better position the home for future resale.
We also walked through the property to check for potential maintenance issues that might pop up later, saving them money in the long run by addressing any concerns during construction.
In the end, this couple got everything they wanted and more, but without the stress and hassle of navigating both the home buying process and the construction site on their own.
